1. The Property: Your Home Away From Home
Welcome to Willow's Ranch, a beautiful 4-acre private estate located in the Animas Valley north of Durango city limits. This beautiful renovated ranch home offers 4 bedrooms and 3 bathrooms, designed for comfort and relaxation. Enjoy our high speed wifi, internet TV with premium channels, stocked pond (seasonal), Chef Kitchen, Coffee station, expansive lawns, covered wrap around deck with red cliff mountain views, and a secure, private automated gate.
2. Rental Period: Your Stay Details
Booking:
When you book a Listing, you are agreeing to pay all charges for your booking including the Listing price, applicable fees like, pet fees, taxes, and any other items identified during checkout (collectively, “Total Price”). You are also agreeing that Wwayforward Llc, may charge the Payment Method (as provided in the Reservation) used to book the Listing in order to collect any additional amounts associated with damage and or additional experiences or services rendered.
When you receive the booking confirmation, a contract for Host Services (a "Reservation") is formed directly between you and the WwayForward Llc. By making a Reservation you are agreeing to the terms of the contract. The terms of the contract include these Terms, all terms of the Reservation, including without limitation, the cancellation policy and any other rules, standards, policies, or requirements identified in the Listing or during checkout that apply to the Reservation. It is your responsibility to read and understand these terms of the contract including these Terms and all terms of the Reservation including all rules, standards, policies, and requirements prior to booking a Listing.
Booking modifications are subject to availability and may result in higher cost than original reservation. Any modifications to the reservation should be made directly thru the booking platform. The guest agrees to pay any additional amounts, fees, or taxes associated with any Booking Modification.
Payment Schedule:
The 50% payment is required upon booking. Final payment due 30 days prior to check in.
The Security Deposit may be held and, assuming no damages or rule violations, will be fully refunded to the Guest within 48hrs after check-out.
4. Occupancy & Accomodation: Who Can Stay
The Reservation is a limited license to enter, occupy, and use the Accommodation. The Host retains the right to re-enter the Accommodation during your stay, to the extent: (i) it is reasonably necessary, (ii) permitted by your contract with the Host, and (iii) permitted by applicable law. If you stay past checkout, the Host has the right to make you leave in a manner permitted with applicable law, including by imposing reasonable overstay penalties. You may not exceed the maximum number of allowed Guests.
The maximum number of overnight guests allowed is 10 people. The rate is based on the number of occupancy during the reservation process. If an additional guest is added after reservation confirmation we reserve the right to adjust rates accordingly. This limit is set for your safety and comfort, and to comply with local regulations.
Only guests listed on the booking are permitted to stay overnight. Any additional guests must be approved by the Host in advance and may incur additional fees.
Unauthorized guests will result in immediate termination of the rental agreement with no refund.
5. Access & Keys: Easy & Secure
Entry to Willow's Ranch is via a smart lock system. Your unique, temporary door code will be sent to you by email approximately 1 day before your check-in time on arrival day.
This code is active only for the duration of your stay. Please do not share it with unauthorized individuals.
6. Cancellation Policy: Planning Ahead
Our cancellation policy is as stated on our site where you booked. If booked directly, a full refund is available up to 60 days before check-in.
After 60 days a credit can be applied to future stays. The future credit is valid for a period of 1 year after cancellation.
We highly recommend purchasing travel insurance to protect against unforeseen circumstances that may affect your trip.
7. House Rules: Respecting Our Home & Neighbors
These rules are designed to ensure a comfortable and safe stay for everyone. Violation of these rules may result in immediate eviction without refund, and/or forfeiture of your security deposit.
Quiet Hours: Please observe quiet hours between 10:00 PM and 8:00 AM. We are in a peaceful residential area, and we ask that you respect our neighbors. Outdoor noise should be kept to a minimum during these hours.
Smoking: Willow's Ranch is a strictly smoke-free property indoors. No smoking (including tobacco, cannabis, vaping, e-cigarettes) is allowed inside the home. If you must smoke outdoors, please do so away from the house and dispose of all butts safely in a designated outdoor receptacle (provided). A minimum $500 cleaning fee will be charged for any evidence of smoking indoors.
Pets: Available upon request with prior approval
Pond Use & Safety: Absolutely NO swimming or playing in the pond. The pond is a natural water feature and not suitable for human recreation. Children must be supervised by an adult at all times when near the pond. Use caution around all water features. The Host is not liable for injuries or accidents related to the pond or water feature use.
Fire Pit:The firepit is an amenity provided for your enjoyment. Guest assumes all responsibilities for the safe operation of the firepit and ensuring proper usage. Any person under the age of 18 must be supervised by an adult at all times when near the firepit and cannot operate the firepit at any time. Guest assumes all responsibility for pit operations, safety and any liability associated with fire pit operations.
Fire Safety:
The indoor fireplace is available for use with provided firewood. Please ensure the flue is open when in use and fully closed when not.
NO campfires or bonfires are allowed anywhere on the property without explicit prior written approval from the Host and local fire authorities.
NO fireworks or firearms are permitted to be brought on the property.
Use the outdoor grill responsibly and ensure it is clean and turned off after each use.
Septic System: Willow's Ranch operates on a septic system. Please only flush toilet paper. Do NOT flush feminine hygiene products, wipes (even "flushable" ones), paper towels, or any other foreign objects. Flushing anything else can cause severe damage and will result in a deduction from your security deposit for repair costs.
Trash & Recycling: Please place all trash in the designated outdoor bins. Recycling bins are also provided; please separate recyclables as instructed.
Parking: A maximum of 3 vehicles are permitted on the property. Please park only in designated driveway areas. No motor homes, campers, or trailers are allowed without prior written arrangement.
Children's Safety: Guests are solely responsible for the safety and supervision of children at all times while on the property, especially around the pond, water features, and stairs.
Property Care: Please treat Willow's Ranch with the same care as you would your own home. Report any accidental damage immediately to the Host.
No Illegal Activities: Any illegal activities, including drug use, are strictly prohibited and will result in immediate termination of the rental agreement and involve law enforcement.
Security Cameras: For your safety and property security, exterior security cameras are present on the premises. There are no cameras inside the home or in private areas.
Heating & Cooling: The property has central air-conditioning and in-floor radiant heating. Please use them responsibly. Thermostats may be remotely controlled for optimal energy efficiency and guest safety.
Safety Considerations: Guests may encounter potentially dangerous animals, Willows Ranch, though close to town, is in a semi-rural area and there are wild animals in the area. This includes black bears and mountain lions. They rarely bother humans, but it's best to take precautions with food, pets and children.”
8. Check-Out Procedure: A Smooth Departure:
To ensure a smooth turnover for our next guests, please follow these simple check-out steps by 10 AM MST on your departure day:
Trash: Please collect all trash from inside the home and place it in the designated outdoor bins.
Dishes: Load and start the dishwasher, or hand wash and put away any remaining dishes.
Linens: You do not need to strip beds. Please leave used towels in the bathrooms or laundry area.
Lights & Appliances: Turn off all lights, TVs, and unnecessary appliances.
Windows & Doors: Ensure all windows and doors are securely closed and locked.
Keys/Access: Your smart lock code will expire at check-out time.
Outdoor Areas: Please tidy up any items you used outdoors.
9. Damages & Breakages: Accidents Happen
Guests are responsible for any damage or loss caused to the property or its contents during their stay, beyond normal wear and tear.
Please report any damages or breakages immediately to the Host.
Repair or replacement costs for damages will be deducted from the security deposit. If damages exceed the security deposit, the Guest agrees to pay the additional amount.
10. Host's Right of Entry
The Host or their authorized representative may enter the property only under the following circumstances:
In case of emergency (e.g., fire, water leak).
To perform necessary repairs or maintenance, with reasonable notice to the Guest.
To address concerns about house rule violations, with reasonable notice.
To ensure the safety and security of the property.
11. Limitation of Liability: Your Safety Matters
The Guest acknowledges and agrees that:
The use of Willow's Ranch and its amenities (including the pond, fire pit, water features, stairs, and outdoor areas) is entirely at the Guest's own risk.
The Host is not responsible for any accidents, injuries, illness, or loss of personal property occurring while on the premises or its facilities.
The booking Guest is responsible for supervising all parties staying at the property including children and vulnerable individuals in their party.
The Guest agrees to indemnify and hold harmless the Host from any and all claims, including those of third parties, for personal injury, property damage, or loss arising from the Guest's use of Willow's Ranch.
By signing this agreement, the Guest acknowledges they have read and understood the inherent risks associated with staying at a property like Willow's Ranch, including those related to the pond and natural surroundings.
12. Your Responsibilities
You are responsible and liable for your own acts and omissions and are also responsible for the acts and omissions of anyone you invite to join or provide access to any Accommodation, all areas and facilities where the Accommodation is located that the Host and Guest are legally entitled to use in connection with the Accommodation (“Common Areas”), or any Service, Experience, or other Host Service. For example, this means: (i) you are responsible for leaving an Accommodation (and related personal property) or Common Areas in the condition it was in when you arrived, (ii) you are responsible for paying all reasonable Damage Request amounts, and (iii) you must act with integrity, treat others with respect, and comply with applicable laws at all times. If you book a reservation on behalf of additional guests, you are required to ensure that every additional guest meets any requirements set by the Host, and is made aware of and agrees to these Terms and any terms and conditions, rules and restrictions set by the Host. If you are booking for an additional guest who is a minor or if you bring a minor to a Host Service, you must be legally authorized to act on behalf of the minor and you are solely responsible for the supervision of that minor.
13. Your Assumption of Risk
You acknowledge that many activities carry inherent risks and agree that, to the maximum extent permitted by applicable law, you assume the entire risk arising out of your use of Willows Ranch , including your stay at the property, participation in any Service, Experience, use of any amenities, or any other interaction on or off the property. This means it is your responsibility to investigate a Host Service and amenities to determine whether it is suitable for you. For example, use of amenities may carry risk of illness, bodily injury, disability, or death, and you freely and willfully assume those risks by choosing to book your stay at willows ranch..
14. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the State of Colorado. Any disputes arising from this Agreement will be resolved in the appropriate courts of La Plata County, Colorado.
15. Acknowledgment & Agreement
By booking the reservation, the Guest acknowledges that they have read, understood, and agree to all terms and conditions of this Rental Agreement, including the House Rules. The Guest also confirms that all members of their party will adhere to these rules.
